LAWN CARE

• Pre-emergent crabgrass control, broadleaf weed control and fertilizer - 5 times yearly
• Grub control - once yearly
• Mowing/trimming/blowing 32 times yearly (number may change depending on weather conditions)
• Fall aeration - Every other year. (Odd # Years such as 2025)
  

SHRUB CARE

• Shrub Trimming: twice yearly (approx. late spring and late summer)
  

BED CARE

• Mulch beds and around trees - once yearly (spring)
• Cut back grasses and perennials - once yearly (spring)
• Fall cleanup - once yearly (late fall)

IRRIGATION SYSTEM CARE

• Start up (spring)
• Shut down (fall)
  • Repairs or maintenance to individual homeowners sprinkler systems are their responsibility
  • Homeowner should contact the lawn maintenance company directly.

SNOW REMOVAL

• Snow removal on driveways, sidewalks, walkways to front doors and around mailboxes
• Provided when there is 2" of snow or more

When your service day falls on or after a holiday listed here, your pickup will be delayed one day for that week only. When the holiday falls on a weekend, there will be no service delay but our office may be closed in observance.

Trash Information
Household waste should be bagged before being placed in approved carts provided by Deffenbaugh. Items must be placed on the curb by 7 a.m. of your designated pick up day, and carts should be placed at least 3 ft apart. To sign up, please call us at 913-631-3300 or email Customer Service.

Special Services
One FREE annual bulky item(s) collection (unlimited "bulky" items - NO Yard waste, bagged trash, hazardous waste, Freon item(s), or any other non-bulky pick up items). After the ONE free bulky item collection, resident must pay full price for additional bulky clean ups scheduled. Bulky item pick up is by appointment only. Each household receives one free annual bulk collection. Please contact us at Customer Service or call 913-631-3300 to schedule a pick up between Monday and Friday.

To obtain a "pool pass" mail $150.00 to the Tiehen Group, Inc. (they manage the pool for the Falcon Valley HOA) with the completed application that you can find by clicking here. If you are new to the area, one card will be mailed to you for access to the pool and the basketball/tennis court. Additional cards may be purchased for $25.00. You will need one every time you use the facilities. There is a charge if you loose a card. A copy of the Pool Rules will also be mailed to you. Please keep your cards to use next year.
